Development Management

As the development manager on your file, we act as the Owner’s representative throughout all project stages, providing clear oversight of deliverables, communication, and decision-making.

  • Act as the client’s representative throughout the approvals process 
  • Coordinate municipal applications, submissions, and consultant deliverables 
  • Provide stakeholder and consultant coordination with civil engineering teams, surveyors, legal teams, civil contractors, and municipal staff 
  • Facilitate meetings with Staff and consultants to ensure alignment throughout the submission process – provide meeting agendas and coordinate meeting notes and action items  
  • Manage budgets, schedules, invoicing and ensure clear communications between all project stakeholders 
  • Conduct neighbourhood and First Nations engagement where required 

We also provide focused support on targeted developments such as the 6468 Okanagan Landing Road subdivision in Vernon, where stepping into an in-progress file required realigning consultant deliverables and PLR conditions to restore momentum toward registration.

Permitting & Approvals

We lead permitting applications and approval processes for land development projects, including rezoningsubdivision, and development permits. Our team coordinates required technical reports and maintains momentum through municipal and agency review. 

  • Lead OCP amendment and rezoning application processes 
  • Lead subdivision, PLR approval and development permit processes 
  • Prepare and coordinate supporting reports, studies, and professional assessments required for applications and submissions to be complete 
  • Maintain consistent communication with government agencies and consultants 
  • Ensure regulatory timelines and compliance requirements are tracked and met 

For in-stream or stalled files, we provide focused development approvals support, reviewing the existing application and submissions, assessing stakeholder and consultant involvement, and delivering a clear analysis and plan to the Owner on how to realign the file and applications with municipal requirements and get it back on track.

Project Management

Our project management support keeps teams accountable and progress visible through practical systems that track milestones, submissions, and action items alongside our development management role. 

  • Develop, manage and maintain project tracking systems which are shared with the Owner/ Client for transparency throughout the application process and into the civil construction process

  • Facilitate regular stakeholder meetings and provide detailed meeting minutes and action logs

  • Review progress draws, invoices, contracts, and deliverables

  • Conduct site visits and monitor servicing and construction milestones
